By working with the County throughout the entire design and construction process, L2 turned a dilapidated warehouse into Orange County’s flagship office space. In addition to the required 50,000 s/f office build-out, the facility now boasts a new elevator system where none existed before, a state of the art environmentally controlled file storage room for the County’s sensitive documents, and a warehouse which is even used for “Operation Santa Claus” during the holidays. Final touches include L2’s signature landscape improvements and patios for worker enjoyment as well as long-range scheduled upgrades to both the exterior and interior environments. Cost savings and “green” improvements include motion sensor controlled lighting throughout, window glazing for energy efficiency, T8 ECO lighting and solar powered exterior lighting.

10-year gross lease - full service maintenance; one five-year option
